Five steps. One practical plan
The work follows the property’s condition. Water source, contamination, affected materials, safe access, and severity can change the order and scope.
Initial contact
Explain the source, timing, affected rooms, property type, and any safety concerns. Confirm the address and suitability for an assessment.
Inspection and assessment
Evaluate visible damage and determine what moisture investigation is appropriate. Discuss safe access, affected assemblies, contamination concerns, and inspection limitations.
Water removal
Remove accessible standing water using suitable methods where the property is safe to access. Source control may require a separate plumber, roofer, or other qualified trade.
Drying and monitoring
Identify materials suitable to retain and dry. The approach may involve air movement, dehumidification, and moisture monitoring; equipment and duration depend on the scope.
Cleanup and next steps
Review remaining damage, cleaning needs, material condition, and proposed repairs. Confirm what is included and which work remains outside the restoration scope.
Questions to ask about the scope
- What materials and areas were assessed?
- What is inaccessible or still uncertain?
- How will remaining moisture be reviewed?
- Which source repairs or finish repairs need another trade?
- What documentation and follow-up are included?
